The Lights On! Celebration is scheduled to take place 
this evening in Lakeway, in spite of the cold and damp weather, with Santa Claus as the Guest of Honor.  The event takes place between 6:30pm and 9pm tonight in the Lakeway City Hall parking lot, 1102 Lohmans Crossing Road.
The annual Lights On! event kicks off the city’s Trail of Lights, which will run nightly from 6 p.m. to midnight through Dec. 31.
Dress Warmly and Enjoy seeing the holiday lights come alive tonight in Lakeway, Texas.

December is upon us!  The Austin and Central Texas Hill Country offer a weath of events to choose from during this very busy time of year.   Plays, Concerts, Holiday Lights, Ballet, Charity Events, Comedy, Craft Bazaars, 5K Runs.  This year brings the return of the Austin Trail of Lights in Zilker Park, but that is not the only area light event.   
Check out the amazing lights in the center of Johnson City - the courthouse and downtown area are awash with lights.  The City of Lakeway Trail of Lights or the Walkway of Lights in Marble Falls  are open nightly.  Our own Karen Guilot and Brooke Pipher will be working the Marble Falls Walkway as greeters this year on Deember 22nd from 8-10pm.  Stop by and enjoy the lights and say "hi".

Here in the Austin and Central Texas Hill Country areas, cooler weather is upon us!   I think we hit freezing temperatures one evening this week, but of course by Sunday, it will be 80 degrees during the day again.  As always in Central Texas, just wait a few days and the weather will change.

  • LIONS CLUB ANNUAL COAT DRIVE - The Marble Falls Noon Lions Club kicked off its 20th Annual Warm Coat Drive October 22nd and would greatly appreciate any donations of coats from the public, especially coast for children (infants to 10 years).  There is a need for caps and gloves too.  The Lyons typically distribute about 600 coats per season at no cost to deserving families.  You may leave your gently used coats, caps and gloves in a special box at the Meadowlakes security gate and other businesses in Marble Falls.  Distribution will begin on November 21st through November 23rd at the Masonic Lodge Building, 319 Avenue G from 3:00 PM to 6:00 PM each of those three days.  Thanks to the generous public that donate coats and money to buy some of the new coats that are distributed.  Meadowlakes provided 182 coats last year and because of this, the coat drive was a huge success!

Did you know that Disabled Vets may be exempt from paying property taxes on their primary residence in the state of Texas?
Did you know that Texas Vets may have special home financing options?
Today is Veterans Day 2013 and we thank you for your service to our country.
Following is some useful information about home loans available here in Texas, as well as property tax exemptions for veterans with service-connected disabilities.
You deserve any benefits you have earned by serving your country.  Active or Retired Service Veterans can contact us for more information about buying your own home here in the Central Texas areas of greater Austin and the Highland Lakes areas of Marble Falls & Horseshoe Bay.  In addition, we may have some available rebates for veteran home buyers - ask us! 
Property Tax Exemptions

Veterans who have a service-connected disability rating from the VA can receive a reduction, or total waiver, of their property taxes. Discounts are based on your disability rating and range from $5,000 of appraised value to 100% of appraised value. 
A disabled Veteran is entitled to an exemption from taxation of $12,000 of the assessed value of the property the Veteran owns if the Veteran: is 65 years of age or older and has a disability rating of at least 10 percent; is totally blind in one or both eyes; or has lost the use of one or more limbs.
Additional eligibility includes Surviving spouses and minor children who are unmarried and under 21 years of age of a person who dies on active duty in the U.S. Armed Forces, and the surviving spouses of a deceased veteran who was entitled to an exemption. These exemptions apply to the property until it changes ownership or the person’s qualification for the exemption changes.  Check the sites below for more complete information. 
To get started, Fill out Form 50-135 Disabled Veterans and send to your County Appraisal District.  The deadline for filing for a disabled veteran's exemption is between January 1 and April 30 of the tax year. However, you may file for a disabled veteran's exemption up to one year from the delinquency date.
Texas Property Tax Exemptions - State Comptroller's Office
Home Loans/Financing 
  • 90% of eligible VA buyers purchased homes in 2012 with no down payment
  • Less than 15% of veterans have taken advantage of VA loans 
  • 100% financing is available for owner occupied homes including single family, HUD approved condos, multifamily (2-4 plex) in which the veteran occupies one of the units. 
  • There is no PMI
  • Up to 4% of closing costs can be paid by the Seller
  • VA loan benefits can be used over and over again.  Once you sell one home, you can use your benefit again.  
  • Tax abatements (see above) may may it easier to qualify since your overall payments will be lower.
  • Form DD-214 should be provided to your lender so they can asisst you in obtaining your Certificate of Eligibility (COE) from the VA.   This is Step 1 in securing your VA Loan.  
  • Get Pre-Qualified by a lender who is qualified to write VA loans.   We can help - Contact Us 
  • Va loans may have more liberal debt-to-income ratios than many FHA or Conventional Loans
  • A one-time funding fee is charged at the time of loan origination.  This fee can be added to the initial loan amount.  At first use, the fee is 2.15%-2.4% of the loan amount and 3.3% for subsequent loans. 
  • Eligible veterans and active duty borrowers who have a service connected disability of 10% or greater are exempt from the funding fee.  
  • Veterans who have filed bankruptcy may apply for a new loan within 2 years or sooner provided the borrower can provide written documentation explaining the bankruptcy was beyond their control. 
  • Maximum loan limit is $417,000 
  • Here in Texas, The Texas Veterans Land Board also has home loans and land loans available.  Visit their website for more information.

Lot Sales Statistics in Horseshoe Bay Texas Year-To-Date~October 2013

Lot sales in Horseshoe Bay continue to be slow duirng 2013 with many years of inventory  This year's sales have been stronger in the $10K-$25K catgory for the first time in many years.  Waterfront Lake LBJ Lot inventory in Horseshoe Bay also continues to lag with only a few sales year-to-date. 
Some buyers are currently looking for lots that are being sold with a waiver of initiation to the Horseshoe Bay Resort.  Few of these lots remain, but if you own a lot in Applehead West, you may have a waiver attached to your lot.  While the price you receive may not be higher, you have a better shot at getting your lot sold in a shorter time period.    
Buyers of lots in Horseshoe Bay continue to get good deals and likely will for some time to come given the high inventory levels.  If you are a buyer, there will never be a better time than now to purchase your little piece of paradise in the Horseshoe Bay area.
