Now that Spring is here, we will have the pleasure of enjoying life at one of the best times of the year here in the Central Texas Hill Country.  Warm days, cool evenings ~ it's just about perfect!

2014 has started with some more great news, too!  Stacey Nelson was given the Eagle Award for the Lake Travis office of Coldwell Banker United.  This award is given to the person who is chosen by their peers in the office that makes the greatest contribution in the area of positive attitude, good humor, and concern for others----the consummate team player. Congratulations, Stacey ~ you truly "soar"!  
And, Sue Ellett has been awarded the Texas Monthly Five-Star Real Estate Agent award for the third consecutive year!  This award is given to the TOP 4% of agents in the area and is based upon receiving high ratings from clients who worked with Sue in the past year.  We'd love to hear....if you got a call from Texas Monthly's 5-Star Panel, thank you!  This is an award to be proud of - it's based solely on client comments and reflects Sue's commitment to excellence and client service, something that all of us at Paragon Property Group are truly honored to provide to all of our clients.

  • March 29thHill Country Lawn and Garden Show, Burnet.  Master gardeners share their knowledge and expertise they have acquired on horticultural skills.  Demonstrations, children’s activities, raffle.  Burnet Community Center, 9:00 to 4:00. 
  • April 4th through 6thFiddle Fest Weekend, Llano.  A fiddle contest with many talented fiddle players.  A non-profit event with donations benefitting charities and other non-profit organizations.

      March is Optimism Month.  
      This is an overlooked “holiday” most of us have no idea exists, but what a great way to start Spring which is all about re-growth and re-invigoration.  Optimism month could be a great opportunity to turn negatives into positives and make 2014 the best it can be!  
      I have added a few notable quotes below to get you on the path to positive thinking during the month of March (and beyond….!).   And remember, positive thoughts and actions tend to breed them in others as well.   A smile tends to bring another smile. Cool  
      And, in real estate, activity breeds activity. 
      One thing we are optimistic about this month and this year, is our Central Texas economy and realhappy face house estate market.   At a recent economic forum, Mark Sprague, a well-respected economist at Independence Title in Austin provided the following information about Austin and Central Texas:  
      • Today, Texas is what California was in the 1950’s --- the Land of Opportunity 
      • Over 50% of all jobs created in the last two years were in Texas.   
      • Keep real estate if you don’t have to sell it and buy if you can.
      • Expect a good 5-year run in appreciation in many areas. 
      • Resale inventory in Austin is at 2 months (which is a seller’s market, in many locations and price points). We recently put a "Coming Soon" sign on a home and it it went under contract before going into the MLS! 
      • New and Resale Inventory is tight and home prices are appreciating
      • Rentals are at 95% occupancy
      • If you are a real estate buyer in the Austin market, don’t wait  - the cost next year is likely to be higher 
      • The last time interest rates were this low was 1951 – What are you waiting for??? 
      Other Austin information: 
      • Approximately 110 (net) people per day are moving to Austin
      • The Austin Metro area is approaching the 2 million inhabitants mark

      VA Loan Compromise Sale - Short-Sale, VA-style



      VA homeonwers who are underwater - there may be an option for you to "short-sale" your homeUS Flagwithin VA guidelines.  There are specific rules and processes, but it can be done.   We all know that "stuff" happens and the VA knows it too.   Here in theAustin and Highland Lakes areas of Central Texas, our home sales are very active in many areas and in many price points, but if you purchased your home at a market high, you may still be in a negative equity position.   
      Contact us for more information about your home's market analysis - you may not need a VA Compromise Sale, but if you do, here are some guidelines: 
      VA Compromise Sale Conditions
      1.  Seller has financial hardship
      2.  Property must be sold at fair market value (offers lower than the appraised value may not be considered) 
      3.  Closing costs must be reasonable 
      4.  Must be less costly for the government than a foreclosure 
      5.  Lender must be willing to write off debt above maximum VA loan guaranty
      6.  There can be no second liens or other liens on the property. 
      7.  There is an offer/sales contract on the property.  
      Possible Qualifying hardships
      1  Employlment changes
      2. Permananet Change of Station (PCS) (this is the most common issue)
      3. Decrease in Income
      4.  Major Medical Expenses
      5.  Death in the Family
      Non-Qualifying Situations
      1.  A decision to move to a different neighborhood or area or to move-up or downsize.
      2.  Reduction in property values in an area without a qualifying hardship 
      3.  If you have adequate assets to cover the gap  
      Prior to lisitng your home for sale, if you know that you may need to use a VA Compromise Sale, you shoudl contact your mortgage servicer to find out their process.    
      This may impact your VA loan entitlement.  The benefit may still be availalbe but may reduce the amount of your VA loan entitlemet.
      Application Requirements   
      1.  Contact signed by all parties with the following language "Offer contingent on approval of a VA Compromise Sale"  
      2.  Good Faith Estimate from a Title Company relating to this sale
      3.  Letter of Request to the Loan Servicer
      4.  Financial Data and Supporting Documentation (this includes a signed Financial Statement)
      5.  VA Compromose Sale Agreement Applicaiton 
      Additional Requirements will include a current appraisal and a full title review.
      A VA Compromise Sale will generally take longer than a typical home sale.   The VA cannot pay any more than the original loan guaranty.
