PAYING IT FORWARD
2014 is already moving fast and February is almost upon us!
Thanks to everyone who sent in a story in response to our "Pay It Forward" email.  We were all inspired to read the storiesand hear about what great things many of you do throughout the year and in your lifetimes.  In the email, we indicated that we would send out a $20 Starbucks gift card to our pick of the stories.  Thanks to Kim Lumley, Lynda Dickey, Bruce Lockwood, Randy Taylor, Tony Lightfoot and Bob Lewis for taking the time to share with us all.  Hopefully stories like these will inspire all of us to "Pay It Forward" in some way, too. 
We didn’t anticipate it being so difficult to choose just one winner.  We are thankful that there are people like all of you in our world. In the end, we just couldn't decide between Lynda's and Kim's stories - they were both very compelling examples of the spirit of "Paying It Forward".  You, too, can enjoy their stories as we’ve listed them at the bottom of the email.

PAY IT FORWARD - TWO INSPIRATIONAL STORIES

Our daughter, who is a 4th grader at the local elementary school loves *Book Fair*.  I have volunteered for it twice each year, Fall and Spring.  This past Fall, I learned of a mom who wished to remain anonymous through her generous giving.  Apparently, each Book Fair that comes around, this mom goes to the principal with a promise to pay for any child that cannot afford books.  She used to drop off cash, now she asks a list just be created, and she will come pay all at once.  I have seen children in tears over not being able to afford a book, truly heartbreaking.  I have bought several books for children...usually they are very young and don't really understand the situation....they just want a single $3.99 book, just a sad thing.  However, I finally learned why it is we had this policy of being able to out-right give books to kids.  The teachers are in the know of which children will need that extra help.  We always keep a running tally.  This mom would come in at the end of the week and pay whatever amount necessary.  At times, this amount could have reached $500, I am sure.  Most of the kids usually get 2-3 books.  They range from pre-readers to the Harry Potter size novels for the 5th graders and such.

I am in such awe of this mysterious mom and still not sure who it might be.  But, the fact remains that without her, many children would not have a book to call their own.  In this day and age of all things electronic, I fully believe children need more than ever.....books.  Nothing can replace the look, the feel, the emotions that run through a mind while holding a book.  This mysterious mom knows this for sure!  Now that I know the story behind our Book Tally, I am even more excited for the Spring Book Fair. 
Thanks for letting me share this beautiful story of generosity.  I tell it to many people outside of our school.....in hopes of inspiring them to reach out and perhaps donate a book to a child somewhere, somehow.  Keep on reading....the future is only one page away!

In the spirit of paying it forward, here is a story for you.  I wrote it this summer and after signing the closing docs with Stacey (Nelson)at Independent Title.  I'm going through medical treatment for Chronic, Late Stage Lyme Disease and this was one of the posts from my blog this summer.  These are all actual events and I've been sick since 1985.  I've dedicated my life from diagnosis-forever…paying in forward.  In fact, if you like my story and with the slim chance I win, I want to donate the gift card.

Staging FAQ:  I Can’t Afford to Stage my Home. Any Suggestions?

Stagers run up against this road block all of the time and the 
bigger house sadquestion is: Can you afford NOT to stage your home?
First of all, what exactly is staging?  It’s not just about moving 
furniture around.  Staging or home styling is more about making 
sure that a buyer can see all of the possibilities of your property.  
It’s making sure that the Condition of your property will not derail 
the sale or offering price.
So, what can you do if your  budget for this is limited?
1. CLEAN
Yes, and I mean clean as if your favorite aunt called and was on her 
way to stay with you.  Clean over, under and in between.  Your 
property cannot be too clean.
2.  REPAIR
Most buyers prefer homes in move-in ready condition.  Many are
lacking the time, funds, or desire to have to move into a house and 
begin repairing items.   Remember- what the buyer perceives as “to do “ 
projects and the time and expense to complete these will affect the 
offering price.

If your budget allows update your 
builder basic light fixtures, paint, and 
add updated hardware on your doors 
and cabinets.
4. Make sure they can SEE the 
property.
Pack it up - move it out.  Buyers want
to see the property, not your things.  
They need to be able to see and feel 
the space.
~Most of us live with too much or too big.
~Edit furniture that is only there because you own it.  
~Just because a surface is flat doesn’t mean you have 
to place something on it.
5.  Don’t forget your exterior!
Yes… do all of the weeding, pressure cleaning, pruning,
mulching, trimming, and planting that you’ve been meaning 
to do since you moved in.
Don’t look at it as spending money on a house you will 
be leaving…. but consider it a small investment in getting 
your property sold so that you can move on to your new home.

Effective January 1, 2014, FHA loan limits were increased in the Austin area.  The new limit will be $305,900, 
which is anhome for sale  increase from $288,750.   This means that FHA borrowers have greater potential buying power using 
a low-down payment FHA loan.   FHA loans can be great options for First Time Home Buyers in the Austin and 
Central Texas area.  
The Austin area home buyers market is active, so if you are thinking of buying a home, contact us to be pre-qualified before you start looking.   Sellers will expenct a pre-qual letter with any offers submitted and it's a good idea to have up front anyway so you don't look at homes that aren't in your budget.    Contact us for a list of preferred lenders to work with.

    • Now Open – Austin Diagnostic Clinic Steiner Ranch, Austin. Opened in the Quinlan Crossing Shopping Center at 5145 North RR 620. Primary care providers specialize in family practice and pediatrics, and also offers lab and X-ray services.
    • Large houses could be defined as a nuisance by the West Lake Hills City Council. Discussions began on limiting new home sizes, due to fire safety threats as well as obstruction of scenic views.
    • Lake Travis ISD earns place on AP honor roll. Lake Travis ISD was one of 14 Texas school districts to receive placement on the fourth annual Advanced Placement district honor roll.
    • TxDot lowers speed limits on some parts of RR 620. The changes reflect 5 to 10 mile decreases in speed limits from the Hudson Bend area to Anderson Mill.
    • Spicewood Arts Society donates $1,000. The funds were donated to Spicewood Elementary School for books on the performing and visual arts.
